Job Purpose Statement:
The Watkin Property Ventures Group is a privately owned, equal opportunity employer operating within property investment, development and financing across the UK, with offices in Bangor and St Asaph in North Wales.
We are looking for an enthusiastic individual to assist the Property Team with the day-to-day tasks involved in managing the Watkin Property Ventures property portfolio and to support the ongoing growth and development of the business.
This position is ideal for someone looking to start in the property sector, along with a great opportunity for future career progression within the company.
Main Responsibilities
- Managing the property management software (Re-Leased) and ensuring all data and information is entered onto the system accurately.
- Notifying staff of key changes to tenancies on Re-Leased.
- Accurately updating the Rent Schedule and Void Report with any changes.
- Updating monthly reports of tenancy schedules, portfolio statistics and rent summaries.
- Managing all utilities within the portfolio, ensuring invoices are accurate and negotiating new contracts.
- Take regular utility meter readings to ensure accurate billing.
- Notify suppliers of tenancy changes and agree on contracts if a property is to be vacant for an extended period.
- Managing recharging of utility costs to tenants, ensuring accurate billing.
- Authorising of invoices.
- Filing incoming correspondence and other lease documentation.
- Conduct weekly vacant property inspections, ensuring inspection schedules are kept up to date at all times.
- Conduct periodic inspections of occupied properties, to include producing detailed reports, highlighting any defects identified.
- Assist with undertaking rent reconciliations.
- Dealing with day-to-day enquiries.
- Assisting in arranging maintenance and repair items, to include obtaining quotations, overseeing works and ensuring works are completed to a high standard.
- Meeting third parties, providing access to properties as required.
- Providing administrative assistance to other Property Team members as and when required.
- Carrying out an annual data audit.
Required experience and attributes
Degree educated preferable.
I.T literate, including a good working knowledge of the Microsoft Office packages.
Highly numerate.
Excellent time management and organisation skills.
A full clean driving licence and the ability to drive to inspect properties in various locations.
Prior experience within the property industry is desirable, but not essential, as on the job training will be provided.
